There is no separate “Antalya residence permit”. Foreign nationals living in Antalya apply under the residence categories established by Turkish immigration law. The important question is which legal basis fits the applicant's actual circumstances: property ownership, family connection, education, digital-nomad status, business activity, long-term residence or another statutory ground.

Can Buying Property in Antalya Support a Residence Permit Application?

Yes. Ownership of qualifying immovable property is recognised within the short-term residence framework under Article 31 of Law No. 6458.

However, purchasing a property should not be treated as an automatic guarantee of residence status.

The property relied upon for the property-owner residence category must satisfy the current legal and administrative conditions applicable to residential property and the applicant's intended use.

Before acquiring real estate principally for immigration purposes, three separate questions should therefore be examined:

Is the foreign national legally permitted to acquire the property?
Is the property legally suitable for residential use?
Does the transaction satisfy the residence-permit criteria applied at the time of acquisition and application?

A title deed should also be reviewed for ownership, mortgages, liens, annotations and other restrictions before funds are transferred.

What Property Value Is Required for a Property-Based Residence Permit?

Current administrative documentation applies a USD 200,000 equivalent property-value criterion to qualifying property-based residence applications involving relevant acquisitions from 16 October 2023 onward.

Because residence-permit implementation can change and the applicable criteria may depend on the acquisition date and property record, a foreign buyer should verify the current position before completing a purchase intended to support residence status.

Do not buy property for immigration purposes solely on the basis of an old article or sales statement Residence-permit requirements should be checked against current Migration Management and Land Registry practice before the transaction is completed.

Property-based residence must also be distinguished from Turkish citizenship by real-estate investment , which currently follows a separate investment framework and different procedural requirements.

Can the Foreign Spouse of a Turkish Citizen Obtain a Family Residence Permit?

A foreign spouse of a Turkish citizen may fall within the family-residence framework where the statutory requirements are satisfied.

Family residence permits are governed by Articles 34 to 37 of Law No. 6458. Depending on the circumstances, the legal assessment may include the family relationship, sponsor conditions, accommodation, health insurance and other statutory requirements.

Marriage and citizenship are separate legal processes Marriage to a Turkish citizen does not automatically grant Turkish citizenship. Citizenship by marriage has its own eligibility requirements and administrative assessment.

Is There a Digital Nomad Route for Foreigners in Turkey?

Yes. Turkey operates an official Digital Nomad Identification Certificate process for eligible applicants. The programme should not be confused with simply entering Turkey as a tourist and continuing to work online.

A university diploma or equivalent document is among the programme requirements.

The current programme requires documentary proof of the stated minimum income level.

Eligibility is also limited by nationality under the current programme. A foreign national should therefore not assume that remote employment alone creates digital-nomad eligibility.

What About Student and Long-Term Residence Permits?

Student Residence Permit

Foreign nationals enrolled in qualifying educational programmes in Turkey may require a student residence permit. The applicable rules depend on the educational programme, institution and applicant's existing legal status.

Long-Term Residence Permit

Long-term residence is materially different from an ordinary short-term permit.

Law No. 6458 provides a long-term residence route for foreign nationals who meet the required period of qualifying continuous residence together with the additional statutory requirements.

Eight years of residence does not itself guarantee approval Duration is only one part of the statutory analysis. Continuity, type of previous residence and other legal conditions must also be assessed.

What Are Closed or Restricted Neighbourhoods in Antalya?

Address selection can affect a residence-permit file because Migration Management has applied neighbourhood-based restrictions where foreign-resident concentration reaches administrative limits.

Antalya has previously been subject to official neighbourhood-closure announcements. These restrictions should not be treated as permanently fixed because administrative lists and implementation may change.

Verify the address before signing a lease or buying a property A foreign national should check the current administrative status of the intended address before committing to accommodation principally for residence-permit purposes.

For this reason, this guide does not present a permanent list claiming that individual Antalya neighbourhoods are always open or always closed to new foreign registrations.

Which Documents Matter in a Residence Permit Application?

There is no single document package that applies identically to every residence-permit category.

Depending on the applicant and legal basis, the file may include:

Passport and travel-document information
Biometric photographs
Residence address documentation
Health-insurance documentation where required
Title-deed documentation for property-based residence
Marriage or family-status documentation for family residence
Student documentation for education-based applications
Evidence of financial circumstances where required
Apostille, translation or notarisation where applicable

Foreign documents are not all subject to one universal authentication rule. Whether apostille, consular certification, sworn translation or notarisation is required depends on the document, issuing country and applicable international arrangements.

Consistency is more important than document volume The passport, address, title deed or lease, insurance, civil-status documents and stated purpose of residence should support the same factual and legal position.

How Is a Residence Permit Application Started in Antalya?

Residence-permit applications are initiated through the official e-Residence / e-İkamet system operated by the Presidency of Migration Management.

Applicants should avoid unofficial websites that imitate the government application portal or suggest that they have privileged access to Migration Management.

The detailed filing process depends on whether the matter concerns a first application, extension or transfer application and on the administrative procedure applicable at the time.

Do Residence Permit Holders Need to Register Their Address?

Address registration is an important obligation for foreign residents.

Certain subsequent changes to address, marital status, name or surname must also be notified within the applicable administrative period.

Do not describe address registration failures as automatically cancelling a permit The legal consequence depends on the applicable statutory provisions and the facts of the individual case.

What Should You Do If a Residence Permit Application Is Rejected?

A residence-permit refusal should first be examined as a formal administrative decision.

The legal review should identify:

Which residence category was requested
Which statutory requirement the administration says was not satisfied
Which documents were submitted
When and how the decision was notified
The applicant's current lawful-stay position
Whether administrative or judicial remedies remain available

I do not begin a residence-permit review by asking how many documents the applicant has collected. I first identify the legal purpose of residence and then determine which evidence is needed to establish that purpose.

1. Establish current immigration status Visa, visa exemption, existing permits, work authorisation, entries, exits and previous immigration issues are identified.
2. Identify the correct residence category Property ownership, family relationship, education, business activity or another statutory ground is matched to the relevant permit.
3. Review the Antalya address Accommodation, title-deed or tenancy documentation and any address-related administrative issue are checked.
4. Match evidence to legal requirements Documents are reviewed according to the fact they are intended to prove rather than as a generic checklist.
5. Separate connected legal issues Work permits, citizenship, property acquisition, deportation and entry restrictions are distinguished from the residence application itself.
6. Review any adverse decision If the application has been refused, cancelled or not renewed, the written decision, notification and available remedies are examined separately.
