Residence Permits in Antalya: Legal Pathways and Risks for Foreigners
There is no separate “Antalya residence permit”. Foreign nationals living in Antalya apply under the residence categories established by Turkish immigration law. The important question is which legal basis fits the applicant's actual circumstances: property ownership, family connection, education, digital-nomad status, business activity, long-term residence or another statutory ground.
A residence permit application in Antalya should begin with the legal reason for staying in Turkey, not with a generic document checklist. Property ownership, renting a home, marriage, university study and remote work may lead to very different immigration analyses. A lease agreement or title deed alone does not guarantee residence status, and the applicant's address, immigration history and supporting documents must remain consistent with the residence category requested.
Which Law Governs Residence Permits in Antalya?
Residence permits in Antalya are governed principally by Law No. 6458 on Foreigners and International Protection, together with the regulations and administrative procedures implementing that legislation.
Antalya does not have its own separate residence-permit law. A foreign national living in Konyaaltı, Muratpaşa, Kepez, Döşemealtı, Alanya or another district remains subject to the national immigration framework, although the competent authority and address-related administrative requirements may depend on where the person lives.
Turkish law recognises short-term, family, student, long-term, humanitarian and victim-of-human-trafficking residence permits.
This is why a residence application should begin by identifying the correct statutory category rather than asking only which documents are required for an “Antalya residence permit”.

Which Residence Permit Route Fits Your Situation?
The correct route depends on why the foreign national intends to remain in Turkey. Accommodation is only one part of that analysis.
Qualifying ownership of residential property may support a short-term residence application where the current statutory and administrative conditions are satisfied.
Foreign spouses and qualifying children may fall within the family-residence framework where the sponsor and family satisfy the statutory conditions.
Foreign students enrolled in qualifying educational programmes may require a student residence permit depending on their programme and legal status.
Turkey operates a specific Digital Nomad Identification Certificate and visa process for eligible foreign nationals.
Foreign nationals meeting the required continuous-residence and additional statutory conditions may become eligible for long-term residence.
Scientific research, business connections, medical treatment and other purposes expressly recognised by law may support short-term residence.
Can Buying Property in Antalya Support a Residence Permit Application?
Yes. Ownership of qualifying immovable property is recognised within the short-term residence framework under Article 31 of Law No. 6458.
However, purchasing a property should not be treated as an automatic guarantee of residence status.
The property relied upon for the property-owner residence category must satisfy the current legal and administrative conditions applicable to residential property and the applicant's intended use.
Before acquiring real estate principally for immigration purposes, three separate questions should therefore be examined:
A title deed should also be reviewed for ownership, mortgages, liens, annotations and other restrictions before funds are transferred.
What Property Value Is Required for a Property-Based Residence Permit?
Current administrative documentation applies a USD 200,000 equivalent property-value criterion to qualifying property-based residence applications involving relevant acquisitions from 16 October 2023 onward.
Because residence-permit implementation can change and the applicable criteria may depend on the acquisition date and property record, a foreign buyer should verify the current position before completing a purchase intended to support residence status.
Property-based residence must also be distinguished from Turkish citizenship by real-estate investment , which currently follows a separate investment framework and different procedural requirements.
Can the Foreign Spouse of a Turkish Citizen Obtain a Family Residence Permit?
A foreign spouse of a Turkish citizen may fall within the family-residence framework where the statutory requirements are satisfied.
Family residence permits are governed by Articles 34 to 37 of Law No. 6458. Depending on the circumstances, the legal assessment may include the family relationship, sponsor conditions, accommodation, health insurance and other statutory requirements.
For the distinction between residence-based and marriage-based citizenship routes, see Turkish Citizenship by Residence or Marriage in Antalya .
Is There a Digital Nomad Route for Foreigners in Turkey?
Yes. Turkey operates an official Digital Nomad Identification Certificate process for eligible applicants. The programme should not be confused with simply entering Turkey as a tourist and continuing to work online.
The official programme currently requires applicants to fall within the stated age range.
A university diploma or equivalent document is among the programme requirements.
Applicants must provide evidence of qualifying remote employment or contractual work involving a business outside Turkey.
The current programme requires documentary proof of the stated minimum income level.
Eligibility is also limited by nationality under the current programme. A foreign national should therefore not assume that remote employment alone creates digital-nomad eligibility.
What About Student and Long-Term Residence Permits?
Student Residence Permit
Foreign nationals enrolled in qualifying educational programmes in Turkey may require a student residence permit. The applicable rules depend on the educational programme, institution and applicant's existing legal status.
Long-Term Residence Permit
Long-term residence is materially different from an ordinary short-term permit.
Law No. 6458 provides a long-term residence route for foreign nationals who meet the required period of qualifying continuous residence together with the additional statutory requirements.
What Are Closed or Restricted Neighbourhoods in Antalya?
Address selection can affect a residence-permit file because Migration Management has applied neighbourhood-based restrictions where foreign-resident concentration reaches administrative limits.
Antalya has previously been subject to official neighbourhood-closure announcements. These restrictions should not be treated as permanently fixed because administrative lists and implementation may change.
For this reason, this guide does not present a permanent list claiming that individual Antalya neighbourhoods are always open or always closed to new foreign registrations.
Which Documents Matter in a Residence Permit Application?
There is no single document package that applies identically to every residence-permit category.
Depending on the applicant and legal basis, the file may include:
Foreign documents are not all subject to one universal authentication rule. Whether apostille, consular certification, sworn translation or notarisation is required depends on the document, issuing country and applicable international arrangements.
How Is a Residence Permit Application Started in Antalya?
Residence-permit applications are initiated through the official e-Residence / e-İkamet system operated by the Presidency of Migration Management.
Applicants should avoid unofficial websites that imitate the government application portal or suggest that they have privileged access to Migration Management.
The detailed filing process depends on whether the matter concerns a first application, extension or transfer application and on the administrative procedure applicable at the time.
For a process-focused explanation rather than the legal-pathway analysis on this page, see: How to Apply for a Residence Permit in Antalya .
Do Residence Permit Holders Need to Register Their Address?
Address registration is an important obligation for foreign residents.
Official Migration Management guidance states that foreigners who obtain a residence or work permit within Turkey should register in the address-registration system within 20 working days from notification of the permit. :contentReference[oaicite:1]{index=1}
Certain subsequent changes to address, marital status, name or surname must also be notified within the applicable administrative period.
What Should You Do If a Residence Permit Application Is Rejected?
A residence-permit refusal should first be examined as a formal administrative decision.
The legal review should identify:
Re-applying immediately is not necessarily the correct response. The underlying reason for refusal should first be identified.
Detailed information is available on our Residence Permit Application, Rejection and Appeal Process in Antalya page.
Does a Residence Permit Rejection Automatically Mean Deportation?
No. A residence-permit refusal, a deportation or removal decision, an entry ban and an immigration restriction code are separate legal concepts.
A residence-permit refusal can affect the foreign national's legal basis for remaining in Turkey, but it should not automatically be described as a deportation decision.
Concerns whether the requested residence status has been granted, renewed or maintained.
Concerns removal of a foreign national under the statutory removal provisions of Law No. 6458.
Concerns whether the foreign national may enter Turkey during the period of the restriction.
May have its own factual and legal basis and should be identified from the specific immigration file.
For entry restrictions, see How to Remove an Entry Ban in Turkey .
If a formal removal decision has been issued, see Deportation Order Cancellation and Stay of Execution in Antalya .
How I Review a Residence Permit File for an International Client
I do not begin a residence-permit review by asking how many documents the applicant has collected. I first identify the legal purpose of residence and then determine which evidence is needed to establish that purpose.

Residence Permits in Antalya: Common Questions
Is there a special Antalya residence permit?
No. Residence permits in Antalya are issued under the national categories established by Turkish immigration law. Antalya is relevant to the competent administrative authority and the applicant's address, not as a separate residence-permit category.
Can I get a residence permit simply by renting an apartment in Antalya?
A rental agreement may help establish accommodation, but renting an apartment does not itself create a statutory entitlement to residence. The applicant must satisfy the requirements of an applicable residence-permit category.
Can buying property in Antalya qualify me for a residence permit?
Property ownership is one of the grounds recognised for short-term residence under Article 31. The property and applicant must nevertheless satisfy the applicable legal and administrative conditions, and approval is not automatic.
Is there currently a USD 200,000 property criterion?
A USD 200,000 equivalent criterion is reflected in current administrative documentation for qualifying property-based residence applications involving relevant acquisitions from 16 October 2023 onward. The current position should still be verified before completing a property purchase intended to support residence status.
Can a foreign spouse of a Turkish citizen obtain a family residence permit?
A foreign spouse may qualify for a family residence permit where the statutory family-residence conditions are satisfied. Marriage does not itself automatically grant Turkish citizenship.
Can a digital nomad live in Antalya legally?
Turkey operates an official Digital Nomad Identification Certificate process for eligible applicants. The programme currently includes nationality, age, education, remote-work and income requirements, so not every remote worker automatically qualifies.
Are some Antalya neighbourhoods restricted for new foreign registrations?
Migration Management has applied neighbourhood-based restrictions in Antalya and elsewhere. Because the administrative status of an address may change, the current position should be verified before signing a lease or purchasing property for residence-permit purposes.
How long can a residence permit application take?
The evaluation period depends on the application and whether the file is complete. Current official procedures and any requests for additional documentation should be checked in the individual application file.
Does a residence permit rejection automatically mean I will be deported?
No. A residence-permit refusal and a deportation or removal decision are separate administrative acts. The foreign national's lawful-stay position should nevertheless be reviewed immediately after a refusal because remaining without a legal basis may create additional immigration consequences.
Can a lawyer help with a residence permit application or rejection?
Yes. A lawyer may provide legal advice concerning the appropriate residence category, review documents and immigration history, assess a rejection or cancellation decision and provide representation in administrative or judicial proceedings where applicable.
